Out here You buy a forty acre lot. No farmer will sell smaller they don't want to go to the zoning board. For about $40,000 and build the house of your dreams on it. Most nicer homes cost about $150,000 in my neighborhood. Anything you don't want to take care of right away can be fenced off and rented for pasture. Sometimes by the same farmer or rancher you bought the land from. There is a variety of terrain available. I bought a slope but my area was already zoned so I got away with 6 acres. For all your land you get to drive 25 miles to go to the next major town. Your kids get to school at a small community. And things are remarkably quiet. I like the seasons but I was raised here, Most people will do anything to get out of here when they figure out San Antonio is cooler in the summer, And a lot warmer in the winter. We are a part of the great American desert so named during the dust bowl. And the last stop for water, in drought years, until close to Colorado.  There is almost always land for sale in small, 40 acre, lots but the price tag has shot up every year . 4 years ago a piec on the highway brought 600 an acre sast summer brought 1200. Supply and demand people like the relative spaciousness.

Out here most lots in newer areas are about 1/10 to 1/8 acre; 25-year-old
homes are on 1/6 to 1/4 acre lots.  Anything on a larger lot is $700,000 or
more, old and falling apart, or on a cliff.  I was lucky to find my 1/3
acre, even if it did need terracing.
