Mint from seed

Hello all,
 
I am trying to grow spearmint from seed.  I keep trying and everytime they get to be about 2-3 inches they start to get redish spots (rust maybe?) and wither away.  I haven't been able to find any books on mint that tell me anything other than "don't start them from seed" and "they grow like weeds", soooo I am hoping that one of you out there has ideas and/or books titles that I might use to help me in my plight.  Oh, by the way, I have been starting them indoors in sterilized seed staring soil in peat pots, and none of the batches has made it outside yet.  Thanks.
