  Are you telling us you've had FLAT RATE for at least ten years?  And it only now has produced a flat bloom? 
   
  tsk tsk tsk,  most unacceptable,  flats are simply not allowed to behave that way <mutters the staunch flat enthusiast>
   
  . o O (I wonder if that means it has pollen more often than not?  Now did that thing have stalks yet or not? .... is it worth walking back down to the garden in the rain?)
