My guess would be that your leased property is a bit colder, and it
probably has nothing to do with the water table.  Could have to do with
different soil warming characteristics too (color of soil, soil
composition, vegetation cover, aspect, etc.).  One interesting thought
might be that the ground water is keeping the soil cooler??????
