Janet,
Since you are selling the house, I wouldn't invest more money than you
necessarily have to. Don't assume that the new owners are gardeners,
either. Most could care less about the soil they are going to get. What
you want is curb appeal so spend your time and effort there. Fall is the
perfect time to reseed the lawn and put down weed killers. If you do this
now, you'll have to water your lawn every day unless you buy sod. And
THAT'S expensive!
Are you showing in the fall or winter? Makes a difference, you know. Most
people know that yards look barren in the winter and they won't expect
much. In the fall, a few well-placed mums will give things a cheery note.
In the spring, a few annuals would be nice. Potted plants are nice by the
entrance and say "welcome". Otherwise, unless you're going to grow grass
everywhere, simply throw down layers of newspaper (I would suggest one
regular section at a time) over where you don't have time or money to grow
a lawn and mulch it with an attractive mulch (the newspaper will hold down
the weeds and will disintegrate over the winter). These mulched areas will
look neat and will show promise. Can't you just hear someone saying
"there's where I'll put a new rose bush..."? Trim up your shrubbery if it
needs it and keep the lawn edged up. That's about all you'll need to do.
Just don't put a lot of money into anything. All you want is just a neat
facade. Let the new owners do all of the dirty work.
