Hi:
Been reading the comments about lilacs. Be sure you prune the tree each year cutting out the oldest branches. If you aim at creating a very open bush in the center, you can avoid much of the mildew that affects these trees in the hot humid days of summer. Also, they will bloom much better on new wood.
You may want to see out some different Lilac species from the normal one grown by everyone. Try syringa villosa (late blooming), syringa chinensis (much fine texture than regular lilacs) or, if you have room., syringa reticulata (Tree lilac).
