re: yellow rim around leaves--help

I think that I'm starting to see early signs of the problem that about
wiped me out last year: yellow rim around the leaves that turns brown
and then the leaf starts to die in patches. Very discouraging. Any
ideas what could be causing this?
Here are the theories I came up with last year. Maybe someone could
confirm and offer a remedy
1. too hot and dry? I don't think so, since I misted last year and
still had the problem.
2. too much overhead water is causing the leaves to burn? Doubtful
since I think it's starting again this year and I haven't been misting
the leaves.
3. too many salts in the soil. Ah, a good possibility. I don't know,
but wouldn't doubt it at all.
4. iron deficiency. maybe. Should I add ironite?
5. bugs. Spider mites? I might have had 'em last year. I can't see
anything now, though. I've treated with systemic insecticide and spray
the leaves with a neem oil solution (rose spray).
6. Soil too hot. Too much nitrogen. I don't know. Didn't add any at
all when I tilled but . . ..
