For Mike,
If he could provide a bit more info on your soil conditions,
that might be helpful. What pests does he have trouble with.
Note that not all pests are above the ground. Sometimes they
are in the soil. Has yhe checked that route? Has he planted in
a different spot each year? Also, does the rotting occur about
the same time each year, month week, etc.
Any additional info that he can provide would probably be
helpful.
