Lilacs

I have a common lilac in my yard that did not bloom well this year. I
have been trying (in vain) to keep up with the suckers. It is in a
south-facing garden against the house (USDA Zone 5 / Cda Zone 6) in full
sun. I did not prune it last year, but I did prune it the summer
before, after the flowers were finished.

I would like to keep this lilac to a manageable height (6 feet). Is
this a reasonable expectation? My neighbour has one that is 12 feet,
and all the flowers are at the top, where they cannot be appreciated.

Help!!! Any management tips would be appreciated. I am seriously
considering turfing it out altogether and planting something else!
