need conservation buyer

Hi.  I hope I have done this right.  Although I have subscribed to the
list for some time, this is the first correspondence I have made.

I work for The Nature Conservancy of Texas, doing primarily Blackland
Prairie conservation.  I occassionally get calls from folks who are
interested in selling their land to us-- and more often than not-- the
land does not contain target elements that we are trying to conserve.

This morning I met with a woman-- Loueen Peters-- who is being forced to
sell a Collin Co., TX family land-- about 30 acres-- which is on the
white rock cuesta that runs the length of the Blackland Prairie
ecoregion.  With the exception of 2 or 3 acres, the land is "go-back"
dominated by Texas wintergrass, fair forb diversity with an abudance of
purple prairie clover, firewheel, sharptooth gayfeather and others.
Unfortunately, it is also heavily infested with purple scabies, a new
exotic escape in northcentral Texas.

A small prairie remnant is located at the back of the property.  It is
of the rare little blue-big blue- Indiangrass mollisol type.  The entire
occurrence is about 10 acres across three property owners.  Loueen owns
about 1/3.   Fire, mowing and brush removal will be needed to improve
its condition, but it seems relatively intact.

The land has an existing mobile home/house site and all utilities.  The
probable fate of the land without a conservation buyer will be further
subdivision, as 2-3 acre homesites is the land use trend here.  The land
is rolling, with excellent views of the nearby Indian Creek bottomland
forest, and at this time, the area is sparsely populated.

The landowner is hoping to find a like-minded buyer, who will care for
and restore the land and protect it from further subdivision.
