Mike,
As far as a good warm place to propagate seeds- do you have a cable tv box?
Mine provides the perfect temperature for propagation of just about
anything. Just wrap what you're trying to sprout in a plastic bag and put it
on top of the box. A six pack fits on to of the box perfectly and I've had
exellent results with this method for many years.
Also, you can get a propagation mat for well under $100.00 from
www.wormsway.com  I have their 1'x2' model and I think I paid $24.00. Check
it out.
