New planting location

I was able to get on the new property today to get some soil samples. I expected to find alot of clay mixed in the soil and a somewhat packy texture.  After clearing some dried grasses away and digging down a little, I was surprised to find that the soil was very black and semi loose.  I hope that this is a good sign?!  I will be sending the samples off tommorrow for testing.
