Rick,
You mentioned a walnut tree. If it is a black walnut it may be 
causing you problems. Black walnut is a natural fungicide. As an
herbalist, I use tinctures of Black (and Green) walnut to kill 
parasites and worms. When I started my organic orchard I was warned 
that you should not plant apple trees and the like within 50' of the
black walnut because you won't get any apples.
This is just a guess.
