Same story here, Zem. I've yet to meet a person who considered elevation when shopping for a house. And it's not like it's a big secret. All the hurricane preparedness literature contains maps that show anticipated flooding by hurricane category.

That's the way I feel about folks who build next to any large river,
or for that matter, the seashore (name your ocean). Can understand
the lure, but why do we keep bailing them out, then subsidize
rebuilding?
