I think perhaps the data used to determine average lawn size used campuses 
around office parks and schools, but I suspect that in areas not part of the 
original 13 colonies boundaries enclosed more space in early times.  My 
neighborhood is based on the sizes of house plots in the original settlements 
around Boston harbor.  It might be that food products were brought in from 
very nearby farms.
