year!!!  But, I think we could work something out for a little sweat equity

ROFL! Having lived in Texas for many years and successfully escaped that
heat 20 years ago, I'm going to have to think this over carefully before
accepting your generous offer....  ;o)

Be warned, however, that I may have a hand trowel in my back pocket....I
have three arilbreds on my wish list for which your price is the lowest
I have found, so.....better watch me carefully.....
