Leasing Ground

Folks -
I have found some land for a community garden. I need some help in drawing up a lease for it. I've had problems with other gardens with landowner interference. I'd like to use a lease this time that gives me more control of the land, but is written in such a fashion so that it is not offensive to the land owner.
Anyone have such a lease or know where I can find one?
