It looks similar to I. Versicolor, but like Dennis says it's
probably I. Virginica given where you live. Either would like
lots of humus and moisture. They like low places where it
puddles in the spring or after big rains, or along the edges
of ditches, bogs, and ponds, or where rain water drips off a
roof and building shades it from afternoon sun. Heavy clay
subsoil, slow drainage would help.

I used a wide flat stone as a mulch and protection for a
prized red Versi that spread around the north edge of the
stone. I also watered it in dry weather sometimes. The stone
helped conserve moisture and reminded me where it was. Your
deep, well drained sand will be a challenge, though.
